Our monthly fee is 12% + Vat for our management service, we are also happy to provide a tailored quotation for any specific services you require.
Management Services Offered by Choices
We are proud to introduce you to Choices Properties. Our professional services include Letting, Management and Sales. Choices Management Department deals exclusively with management of rented properties. We are acutely aware of the demands associated with the management of a property. We provide a comprehensive service, which will deal with all aspects of management and remove from the landlord, the need for any involvement on a day to day basis.

The rental of your property is treated as a priority by Choices Letting Department. To ensure maximum return from your investment, we aim to keep the property fully occupied at all times.
Rent Processing
One month is taken as security on your property, this is retained by us. At the end of the lease the deposit is returned to the tenant after any deductions deemed necessary are made. The rent is collected monthly in advance and is lodged directly to your account. Any overdue rent payments are rigorously pursued.
Your property will be visited three times per annum, with a written report sent to you. We consider that frequent visits, by our management personnel is one of the most important aspects of our service. It gives us an opportunity to check the condition of the house and of course it gives you added peace of mind.
You will receive monthly statements of income and if requested a year-end statement can be provided at a cost.
We will carry out any maintenance required on your property during the tenancy i.e. repair to any defective appliance or fitting in a property, also servicing of any boilers or heating systems within this time. We will arrange to have work completed by one of our approved contractors. We are equally happy to deal with any contractor nominated by you. We do request an emergency approval of €250 per property. This emergency floating fund of €250 is deducted from your rent and is taken to ensure the consistent standard of your property is maintained and to the facilitate swift addressing of emergency maintenance
We can also refer you to our fit-out team who will carry out any full or partial refurbishment on your property i.e. replacement furniture, appliance, painting or soft furnishings for a charge of 12% +VAT on costs.
24 Hour Service
Choices are available 24hrs, 7 days a week, 52 weeks of the year! This means your property is always in safe hands. We have a maintenance team at hand to address any emergency that may arise.
End Of Tenancy
We will inspect your property at the end of a tenancy and arrange for return of deposit to your tenant. We will deal with any queries that may arise at this time and arrange any cleaning etc. that may be necessary.
Transfer Of Utility Bills
We will oversee the transfer of ESB bills from your name to the name of the new tenant. We will also request that the new tenant register with these utility providers.
Choices recommend that all utilities are fully operational including refuse. If advised we can reimburse landlord for the cost of refuse collection in the tenants rent.
Standard fee is 12%, which is, deducted monthly from rent.

If a Management agreement is to be terminated, three months notice in writing, to Choices will be required.

For owners who may require a complete refurbishment service for their property, Choices will be happy to offer a competitive quote for this service.
Choices will prepare a detailed inventory, if required by an owner, fee depending on the nature of the inventory.
Tax Benefits
All Management fees may be tax deductible, as will some of the other costs associated with the rental of your property. For further advice you should seek professional guidance either from your accountant or tax advisor.
